Commercial Property Principles Total Credit Hours: 4.0

This is an introductory class on commercial property coverage. The class covers standardized forms, definitions of specific contract terminology and issues that commercial property owners face. Emphasis is placed on recognizing situations where coverage can be enhanced by use of endorsements.
Resident Requirements
All Texas resident licenses must complete 30 hours of CE during every 2 year reporting period, including 2 hours of ethics. At least half (15 hrs) of the CE hours must be completed in a classroom setting or with classroom equivalent courses. Courses are no longer divided by license type, therefore, they may be taken in either General and/or Ethic/CP.
This state has issued a notice reminding licensees who sell flood insurance of their requirement to comply with the minimum training requirements established FEMA and the Natl. Flood Insurance Program.
Effective April 1, 2010 - All resident life agents who sell, solicit, or negotiate an annuity contract or represent an insurer in relation to an annuity product must complete "annuity certification" education both initially (prior to selling an annuity product) and annually thereafter. Annuity Training
Effective 9/1/11: All agents who engage in the sale of annuity products must complete a one-time four hour training course. The satisfaction of the training requirement of another state that is substantially similar to the provisions of Texas is considered to satisfy the training requirements of Texas. Additionally, each agent must complete eight hours of continuing education that specifically relates to annuities during the agent’s two year licensing period.
Long-Term Care Training
Before selling long-term care (LTC) partnership policies in Texas, agents must hold a current Life, Accident and Health license and shall have completed an 8-hour LTC partnership certification course. Licensed agents who are already selling these policies must comply no later than 1/1/2009. Licensees may count a LTC partnership certification course toward completion of their CE requirements.
In addition to the Long-Term Care (LTC) partnership certification course, in each reporting period following the reporting period in which a licensee completed the certification course, the licensee must also complete at least four hours of department-certified CE during each CE reporting period. These hours count toward the total CE requirement.
Medicare Training
Agents wishing to sell, solicit, or negotiate a contract for Medicare products in Texas are required to complete an eight-hour training course (able to be used to satisfy general CE) and complete four hours of continuing education that specifically relates to Medicare-related products during the agent’s two-year licensing period.
Non Resident Requirements
Non-residents, who comply with CE reqs. of the resident state, are exempt the from TX CE reqs. Licensees who do not claim this exemption must satisfy TX resident CE reqs.
Exemptions
Age and Experience
A major change became effective 12/31/2002. The 20 years of licensure needed to qualify for an exemption now must be CONTINUOUS (no breaks greater that 90 days) and the license must be held under the Texas Insurance Code.
Reporting Requirements
Weekly reporting. Report within 30 days of completion. Need student's Texas License number to report.
State Reporting Fees
The TX Department of Insurance requires a course reporting fee of $.75 per credit hour (online, self-study and classroom courses). This state reporting fee will be automatically charged to you (on the last credit card used in your account) each time you complete an online, self-study, or classroom course.
Period Criteria Requirements
Texas resident and nonresident licensees must complete their CE requirements before the original license issuance anniversary date every two years.

CARRYOVER OF CE HOURS IS NOT PERMITTED
Course Repetition
Course repetition is not permitted within the compliance/renewal period.
